Through years of working in the property industry, we know that one of the biggest causes of controversy is development, particularly where residents and buyers feel uninformed and unprepared.

Standard conveyancing searches do not expose the true risk of development change in an area, leaving buyers and legal professionals exposed.

The shortage of housing in England & Wales has been widely broadcast, and the government’s response to this is to commit to 300,000 more homes to be built each year. A study by the National Housing Federation believes the need is actually nearer 340,000 more homes to be built each year.

Local planning authorities are under pressure to:

  • Proactively seek development opportunities that meet the needs in their area
  • Seek to approve development proposals that accord with the development plan without delay.

If they are not going to meet their targets for housing supply, which is a common issue, sites that have been previously refused planning, greenbelt sites and local authority land are reconsidered and likely to be approved for development. This is happening across the country and affecting every local authority.
