The Risk

This report was requested for a buyer looking to buy a home backing onto the South Downs National Park.

Our findings

We concluded that the risk of development within a 75m radius of the property can be considered LOW/MEDIUM.

We identified a low-medium risk of development because the land at the rear of the subject property had been put forward by the council for consideration. However, the land is currently not deemed suitable in the Strategic Housing Land Availability Assessment (SHLAA).

Whilst this means there is a lower risk to development in the short term, if the status were to change on the SHLAA and the land was re-assessed and found suitable for development, this could significantly impact the rural views and future resale of the property.

Are there major development proposals of concern to the subject property?
Are any important views that the subject property enjoys going to change?
Is the immediate area currently under threat from development?
Is there a potential risk to a lender?


  • Greenbelt, farmland and community parkland development
  • Hostile, largescale planning applications in councils not meeting the housing supply policy.

  • Identifying land that is in the early stages of promotion for development. These sites have no planning history and will not be found in planning data reports.

  • Extensions on abutting properties that will impact light to the subject property or will overlook the subject property.
