This report was requested on behalf of a buyer looking to buy a home in a quiet cul-de-sac overlooking fields. They wanted to understand the risk of local development in the area.

Our findings

We concluded that the risk of development within a 75m radius of the property can be considered MEDIUM/HIGH.

Our report identified four potential development sites in close proximity that could impact the property, in particular, a site for 55 houses proposed for the fields at the end of the cul-de-sac.

This site is of particular interest because it could impact the status of the cul-de-sac. The road could be considered as an obvious access point to the site and become a through road, significantly increasing traffic at this location.
